産業用不動産などはかなり価格が上がっているようです。


REHDA Johor: Developers should prepare for tougher times

Amid uncertainties in global economic growth, property developers based in Johor should prepare for tougher times in the next six to 12 months, according to Koh Moo Hing, Chairman of Johor Real Estate and Housing Developers Association (REHDA).

Aside from being ready for harder times, developers in the state should be cautious and "avoid from being overly ambitious," he said in an interview with StarBiz.

Developers should carefully plan their project launches for this year and in 2012, noted Koh, adding that they should build houses which can be sold in an unfavourable property market.

Moreover, Koh predicts that property prices in Johor, particularly in Iskandar Malaysia could increase by at least five percent in the coming months.

He explained that the hike is unavoidable due to the shortage of workers and the higher prices of building materials such as cement. Hence, property developers would have no choice but to pass the cost to the consumers.

Another factor that will affect the cost of homes, is the upward trend of land prices in Iskandar Malaysia since its inception six years ago, said Koh.

"For instance, industrial land was sold for RM20 psf five years ago and now the asking price is between RM25 (psf) and RM35 (psf)."

Koh also stated that "although there will be a hike in prices of properties in Iskandar Malaysia, it is still not as high as those in the Klang Valley and Penang."

Nonetheless, demand for properties in Iskandar Malaysia is expected to remain "positive", particularly from first-time buyers and upgraders
