マレーシアREIT市場が今年200億マレーシアリンギの市場になると業界関係者は予想しているそうです。

日本円だと今日のレート（RM1＝JPY25.15)で5030億円くらい。日本のREIT市場の2012年５月の時価総額が33000億円なので、だいたい６分の１の市場規模でしょうか。前年比30％の成長率とのこと。

マレーシアREIT市場は、香港やシンガポールに比べれば遅れをとってきましたが、ミッドバレーメガモールを組み込むIGBのREITが上場し、さらにKLCC REITのIPOが実現すれば大型REITの上場が相次ぐことになり、国際的にも注目されるREIT市場になるのではないでしょうか。

RM20 billion REIT market capitalisation expected this year

Market capitalisation for the Real Estate Investment Trusts (REITs) in Malaysia could increase by 30 percent from RM15 billion in 2011 to RM20 billion this year.

Datuk Jeffrey Ng, Chief Executive Officer of Sunway REIT Management Sdn Bhd, said the increase will be rooted mainly from the REIT listing of IGB Corp Bhd at the second half of this year.

"This is because of the expected listing of the IGB REIT this year, which may have a market capitalisation of between RM3.5 billion and RM4.5 billion," he said.

A recent AmResearch report revealed that IGB will benefit from the REIT listing of Gardens Mall and MidValley Megamall, which are valued at RM4.6 billion or at RM1,815 psf.

"M-REIT investors should also look at factors such as the quality of asset management and size of the portfolio," Ng said.

Datuk Seri Chor Chee Heung, Minister for Housing and Local Government, said Malaysia is left behind in terms of total market capitalisation for REITs compared with other Asian countries such as Taiwan, Hong Kong and Singapore.

"Upcoming REITs with big market capitalisation like the IGB exercise will attract international interest," said Ting Kien Hwa, Head of Universiti Teknologi Mara's centre for real estate research.

On the other hand, Datuk Seri Michael Yam, President of Real Estate and Housing Developers' Association (Rehda) Malaysia, noted that domestic property market outlook is still positive although "we are facing some impact from external headwinds such as the Eurozone crisis and problems in the US economy."
