下記引用記事によると、不動産調査会社のDTZはクアラルンプールのオフィス市場は今後も堅調と予想しているようです。

確かに、地下鉄プロジェクトなど順調に実行されており、クアラルンプールには資本が流入していることがこの記事でも触れました。

とはいえ、記事にも言及されておりますが（赤字部分）、マレーシアは総選挙が予定されており、与党の苦戦が予想されています。まだ、目立ったうごきは見えませんが、最近はツイッターなどＳＮＳの普及で簡単に「風」が吹きますので、政権交代がなされて現在の政府による開発がストップするなどの政治リスクには留意したいところです。

KL's property market stable, says DTZ

Despite global uncertainty and a slowing local economy, Kuala Lumpur's real estate market continues to be resilient across all sectors, according to international property consultant DTZ.

Investment volume for the second half of 2012 is forecasted to be higher than 1H2012, said Brian Koh, Executive Director for Consulting & Research at DTZ.

However, general investment sentiment could be negatively affected by political factors such as the upcoming general election. Aside from that, heightened risk of policy changes could also affect decision-making in the short term.

Nonetheless, the office segment remained generally stable during the second quarter despite a significant increase in new office space at 877,000 sq ft thanks to the completion of two buildings within the Kuala Lumpur City Centre (KLCC) - Menara FELDA and Menara Darusalam.

Rental rates of prime offices are also resilient and stable, averaging at RM6.23 psf each month, while top-tier office space continues to enjoy above average prices at RM7.90 psf per month. Moreover, average capital values in Kuala Lumpur also rose 3.8 percent quarter-on-quarter to RM838 psf.

Additionally, around 91 percent and 99 percent of the retail space in the Paradigm Mall and the Setia City Mall, respectively, have been leased out. The malls, which were opened in May, each has a net lettable area of 700,000 sq ft.

Looking forward, with ample liquidity in the market, the primary force that will sustain investment activity are the upcoming REIT (real estate investment trusts) listings, including IGB REIT's initial public offer (IPO).
